OBJETIVO

Starting from analyzing place and program, our thought was of having a project that could, above all, provide strong connection with the neighborhood. Such task, which seemed promising since its land offered access to two streets, became more complicated when we found out that, for reasons of urban planning legislation, the building could not have any access to Fidalga street. That forced us to imagine a relationship between the building and the city using the funneled part of the land on Wisard street. The solution was to create an inner boulevard leading to a high plaza, inside the block. Situated on the highest elevation of the land, the plaza has a privileged relationship with the neighborhood and serves as an arrival and fellowship spot for the community. The space for circulation on the various floors is sorted around a void that runs along the building from top to bottom. With variable volumes and bathed in natural light, the void makes communication among all floors of the building possible with the fellowship square and provides amazing views from inside the building. The building attempts to apply, as much as possible, the use of industrialized material and component. The closures are made of glass panels or colored thermal-acoustic metal tiles. The southern facade, where there is little sunlight, glass prevails. In the other facades, the balconies and metal tile panels make the designed volume more closed and protected from the excess of sunlight.

CONTEXTO

Vila Madalena, where building BOX 298 is located, is one of São Paulo’s most traditional neighborhoods. The neighborhood hosts small houses combined with new residential buildings, art studios, galleries and a diverse range of restaurants. All this different uses create a positive mixed space with intense and multiple urban life. It has been widely sought by firms and professionals from the creative industry and has become one of the city’s most vibrating destinations. With that in mind, we were commissioned to design an office building to be nestled in the heart of Vila Madalena. From the start, our goal was to deliver a building reflecting the neighborhood’s casual vibe and spirit. Our focus was to also have ample and open work spaces.

ACTUACIÓN

BOX 298, after completed, was fully occupied by an advertising agency. As a result, work areas and living spaces could be optimally dealt with, reaping the best from the wide typological variety available to accommodate the different sectors of the organization. Work spaces were distributed throughout four floors of double wall height, above the arrival plaza, and one floor, also double wall height, below it. This floor with direct access from the inner boulevard has courtyards and gardens that extend and enrich workspaces. With a variety of shapes and sizes, these slabs serve as large open platforms, and were freely taken by the building users. Such freedom is even greater due to the double wall height, which makes it possible to include mezzanines and special furniture. Large balconies, distributed through each floor in different positions within the building were used as unwinding spaces or work areas, as outdoor meeting rooms. The building’s volumetric, with its striking character, created a landmark for the neighborhood. From the streets, one can see the high plaza and the inner atrium, spacious and open to the city. In addition, the circulation of people in the plaza, in the corridors and on the balconies, is seen from the outside, echoing the dynamics of sidewalks. It is able to represent - through its light flair and vibrating colors - Vila’s spirit.
